Farmhouse Rental Income Near Bor Tiger Reserve: How It Works

By Agro Farm House team · · 5 min read

Imagine your farmhouse welcoming a family of safari-goers on a Friday evening while you’re busy in the city, and a rental payment arriving at the end of the month. That’s the dream behind a managed farmhouse rental programme. Let’s look at how it works, what the numbers look like, and where to stay realistic.

This is chapter five of our series. For the backstory on why the location attracts visitors, see our Bor Tiger Reserve guide and the Vidarbha wildlife tourism story.

Why would guests want a farmhouse near Bor?

  • Safari weekends. Visitors to the Bor Tiger Reserve (about 4 km from the farm) need a comfortable base near the forest.
  • City-escape stays. Nagpur families increasingly look for a private place with a lawn, a pool and space for kids, within easy driving distance.
  • Celebrations. Birthdays, small gatherings and corporate offsites love private grounds.
  • Privacy. A whole house with its own garden feels very different from a hotel room.

How the proposed managed-rental model works

Agro Farm House’s proposed rental programme separates ownership from hospitality operations. As an owner, you hold the farmhouse; an operating team can market and manage it for short-stay guests under a separate lease arrangement. The services described include:

  1. Property marketing: positioning, listing and promoting the farmhouse to suitable guests.
  2. Guest management: booking coordination, check-in support and guest communication.
  3. Routine upkeep: on-ground coordination for housekeeping and maintenance.
  4. Monthly payout: rental payments structured under the final lease and operating agreement.

The proposal also preserves priority personal use for up to 12 days a year (subject to advance booking and the final agreement), so you can enjoy your own farmhouse too.

The indicative numbers, in plain language

Here are the indicative figures from the supplied offer. We’ve added a simple gross-yield calculation so you can see the picture clearly.

Option Land Indicative investment Indicative monthly rent Annual (illustrative) Gross yield*
1 BHK Farm Estate approx. 11,000 sq. ft. ₹82.50 lakh up to ₹25,000 up to ₹3.00 lakh about 3.6%
2 BHK Farm Estate approx. 20,500 sq. ft. ₹1.54 crore up to ₹45,000 up to ₹5.40 lakh about 3.5%

*Annual rent divided by investment, before taxes, GST, maintenance and other charges. These are illustrations, not guarantees.

Over a proposed minimum five-year lease, the illustrative rent adds up to as much as ₹15.00 lakh (1 BHK) or ₹27.00 lakh (2 BHK).

An honest way to read these numbers

A gross rental yield of roughly 3.5% is in the same neighbourhood as many residential properties in Indian cities, and it comes on top of three other things that matter to farm-land buyers: potential land appreciation (see the appreciation guide), your own enjoyment of the farm, and the chance to hold a scarce asset. Think of rental income as a helpful contributor, not the whole story.

What about tax?

Income from cultivating your land is generally treated as agricultural income, which is exempt under the Income Tax Act. Rent from letting out a farmhouse to short-stay guests is typically a different matter and may be taxable, and GST may apply to certain accommodation services. Because rules are technical, please consult a chartered accountant about your specific situation before you invest.

A word on agri-tourism

Maharashtra has an Agri Tourism Policy aimed at helping farm-based hospitality grow. If you plan to run stays yourself rather than through an operator, ask about registration, permissions and safety requirements.

Questions to ask before choosing a rental programme

  • Who is the operator, and how long have they been running stays?
  • What is the lease tenure, payout schedule and termination clause?
  • Who pays for maintenance, utilities and damage?
  • How are personal-use dates booked, and are there blackout dates?
  • What taxes apply, and who handles them?

Our due-diligence checklist covers these in more detail. When you’re ready, request the rental plan and we’ll be happy to talk you through it.
